• The successful buyer will be required to enter into a written purchase agreement immediately following the sale. A 10% non-refundable earnest deposit will be due at that time, payable to Ortmeier & Associates Inc Trust Account via personal/business check or wire transfer.

  • The remaining balance is due at closing, to be completed within 30 days of the auction’s end or on a date mutually agreed upon by both parties.

  • The purchase agreement is not contingent on financing, so we kindly ask all interested buyers to have financing confirmed prior to bidding.

  • All final bids are subject to the seller’s acceptance.

  • Buyer will receive possession of the property on January 1, 2026.

• The seller will provide marketable title to the buyer, supported by title insurance. Title insurance and escrow closing costs will be split 50/50 between buyer and seller.

  • The seller will cover 2025 real estate taxes, real estate commission, and Nebraska documentary tax.

  • The buyer will be responsible for county deed filing fees.
