• The successful buyer will be required to enter into a written purchase agreement immediately following the sale. A 10%
• non-refundable earnest deposit will be due at that time, payable to
• Ortmeier & Associates Inc Trust Account via personal/business check or wire transfer.
• The remaining balance is due at closing, to be completed within
  • 30 days of the auction’s end or on a date mutually agreed upon by both parties.
  • The purchase agreement is not contingent on financing
  • All final bids are subject to the seller’s acceptance.
  • Buyer will receive possession at the time of closing 
• The seller will provide marketable title to the buyer, supported by title insurance. Title insurance and escrow closing costs will be split
• 50/50 between buyer and seller.
  
  • The seller will cover 2025 real estate taxes, real estate commission, and Nebraska documentary tax.
  • The buyer will be responsible for county deed filing fees.
  • Seller will not be providing a survey. Buyers have the option to obtain a survey at their own cost; however, sale price is determined on a per acre basis per county assessor's acres.
